Barchester Healthcare takes the plunge for Bath development site

Barchester Healthcare has acquired a consented development site for a 68-bedroom care home in Bath from C Squared Property Developments.

The site is situated in a prominent corner location on the junction of Oldfield Road and Monksdale Road in Bath, around a mile from the River Avon, Bath Spa station and the city centre.

Following positive pre-application and design discussions with the local planning authority, a planning application was submitted for a scheme with 100 per cent ensuite wetroom facilities and a south-west facing secured courtyard garden.

Following an initial refusal, the planning application was consented at appeal.

“We are absolutely delighted to have the opportunity to operate one of our care homes in this location in Bath. We received a tremendous amount of local support for the application, and this is a great result for us,” said Barchester Healthcare land buyer Julian Burgess.

“The home will provide much needed care here in Bath, and a large number of jobs sourced from the local area too. We have over 260 care homes across the UK, and this provides another significant step in our expansion programme,” he added.

Jordan Rundle, director of healthcare development & investment at Christie & Co, who handled the sale, sale: “Bath is an area with a significant undersupply of future proof care home beds and the historical, tightly packed nature of the city’s settlement means land supply in central locations is scarce.

“C Squared Property Developments has unlocked a fantastic development site which is situated close to the city centre, and the care home will be well placed to serve the rapidly increasing bed demand in the catchment.”

Rundle continued: “Congratulations to both C Squared Property Developments and Barchester for being so tenacious with the Local Planning Authority, which has resulted in securing a planning permission on appeal. The residents will no doubt enjoy the panoramic vistas overlooking the city of Bath and Cotswolds Area of Outstanding Natural Beauty in the distance, due to the development’s elevated position.”

The care development site was sold for an undisclosed price.
